TO CHOOSE THE "BEST REAL ESTATE COMPANY" TO WORK WITH!




WHEN CHOOSING A REALTOR, THE FOLLOWING ARE VITAL CREDENTIALS YOU
MUST LOOK FOR:

Your Realtor MUST be FULL TIME:  There are hundreds of part time Realtors out there who just occasionally sell
a house to add extra income to a household that is already being maintained by another source of income.  These
agents look at their job as "extra money", and therefore are not as motivated to get your home sold.  A FULL time
Realtor depends solely on getting your home sold in order to pay his/her bills.
WE ARE FULL TIME AGENTS!

Your Realtor MUST have EXPERIENCE:  A Realtor with experience knows exactly what works and doesn't work.  
They know every aspect of the entire process to get a home "closed".  When an issue comes up with an inspection
or a mortgage, an experienced Realtor can help to fix the problem and move forward.  In our experience, we've had
to assist buyers and sellers in getting second opinion inspections, pricing on repairs, and even had to assist in
figuring out a roadblock in a mortgage dilemma that could have easily voided a sale.  An experienced Realtor will
stay on top of every process of your sale, and constantly stay on top of the attorneys, loan officers, inspectors, etc.
WE HAVE OVER 30 YEARS COMBINED EXPERIENCE!

Your Realtor MUST be well known in the industry:  Not many people realize the importance of "A GOOD
REPUTATION" in the real estate industry.  If the Realtor you hired does not work well with other Realtors,  has a
reputation of being underhanded in order to get business (ex. telling a seller that their home is worth more than it
really is just to get the listing, or talking down another Realtor that the homeowner said they might be listing with),
then BE CAREFUL!  These Realtors are not well liked in the industry.  Other agents will tend to stay away from
doing business with these Realtors, and this could greatly affect the sale of your home.  Because of our many years
of experience, we have done business with hundreds of other Realtors, Attorneys, Mortgage Companies, Inspectors,
etc..  So not only are we able to all work together to get your home closed properly, but people in the industry
purposely make an effort to try to sell our homes, because they know we do good work and will be a pleasure to
work with.
WE ARE HIGHLY RESPECTED AND WELL LIKED  BY AGENTS EVERYWHERE IN ALL COMPANIES!

Your Realtor MUST be knowledgeable:  When you have a Realtor sitting in your home trying to tell you why you
should list with them, ask them this........"Can you explain in detail, various financing options for buyers.  What is
FHA, VA, Conventional, Government assisted down payment program, packing of closing costs?"  
You see, the most beneficial advantage a listing agent has in getting your home sold, is being able to find a way
"financially" for the buyers to get a mortgage to make the purchase.  Over the years we have used "financing" terms
to make the public aware that they CAN buy this house!  A large majority of the Realtors out there DO NOT KNOW
THEIR FINANCING.
WE ARE THOROUGHLY EDUCATED ON EVERY PROGRAM, HOW IT WORKS, AND WHAT YOU NEED TO
QUALIFY!

Your Realtor MUST be able to advertise (EXPOSE) your home to the public constantly and in as many
ways available:
There is no question why you, as a seller, will be confused when interviewing an agent and asking "how will my home
be advertised?".  Every agent out there will promote themselves by telling you about their internet sites, newspaper
ads, etc.  However, ask them how
many internet sites will your home show up on?  How many times will your home
be in the newspaper?  You see, most company's have their own site, and might have your home on Realtor.com
because every home put into our MLS (Multiple Listing Service) is automatically sent to Realtor.com.  They surely
can NOT place you in the newspaper at least once a week, because each company has so many homes and so
many Realtors that you have to allow for everyone to be able to get an ad in.  So you may be lucky to show up in the
newspaper once a month (if that).  WE HOWEVER, CAN UTILIZE THE NEWSPAPERS FOR YOUR HOME AS OFTEN
AS WE CHOOSE, WE ARE EXCLUSIVE AGENTS ON REALTOR.COM and....
WHEN YOU LIST YOUR HOME WITH US, IT WILL APPEAR ON OVER 1100 CONNECTED WEBSITES!  

Your Realtor MUST be able and willing to "GUARANTEE" AND "STAND BEHIND" everything that they say:  
When you sign on the dotted line with an agent, they will lock you into a listing agreement for a specific amount of
time (ex. 3 months to 6 months).  Once you sign on that line, if you didn't make certain of all the things we've
mentioned above, YOUR STUCK.  We have received phone calls from sellers, asking "what can we do, we are losing
money?".  There's nothing you can do, but wait it out and unfortunately "lose money, buyers, and patience".  This is
a common occurance.....................so remember, don't list with someone because they tell you your home is worth a
lot more than other agents have said, don't list with an agent because a friend or relative is in real estate (worst
mistake), don't list with an agent who can not offer you the MOST exposure on your home, don't list with an agent
who is willing to accept far less than a traditional full time Realtor (discount company - you get what you pay for and
end up spending more than if you had listed with the RIGHT Realtor from the start, AND DON'T LIST WITH A
REALTOR WHO DOESN'T "GUARANTEE" WHAT THEY TELL YOU............
